What is the Real Estate Intel market score?

Real Estate Intel's market score ranks a county's homes under contract divided by its homes for sale against every US county, from 0 to 100. A score of 40 or under is a buyer's market, under 60 is balanced and 60 and up is a seller's market. It updates monthly from Realtor.com data.

Updated November 2026. A plain-language definition, not legal advice.

How it works

Each month we take every county's pending listings and active listings from Realtor.com Economic Research and divide one by the other. That ratio is an absorption measure.

We then rank every county from lowest to highest. A score of 27 means the county's ratio is higher than about 27% of US counties.

Because it is a rank, it shows how a county compares with the rest of the country, not a fixed national threshold.
